How much should I put down on a House?
I look at how much you should put down on a house in two different ways. First of all, I think it is very important to have a “safety-cushion” so that you always have some savings in an account for emergencies. When it comes to the down payment amount, the old-school way is to put down 20%. That can be a LOT of money for many people. The reason for 20% in the past was to avoid PMI, or private mortgage insurance. Today, however, most people put down around 5% of the price of the home, which leaves them with some savings for repairs or emergencies.
What is the current market value of my home?
Did you know there are at least 4 different ways to value a house! 1) online websites like Redfin or Zillow have computer generated estimates. 2) The Tax records for the county or city you live in value homes. 3) A bank appraiser can assign a value to a house based on features and nearby sales. 4) The market value of what a home will really sell for . As a Realtor, I always consider the first 3 ways, but ultimately the market value of a home is where I price houses for my buyers and sellers.

People want to know how the current market is right now. This is increasingly becoming both neighborhood and price point specific. By talking with a Real Estate agent who knows that particular area, and has done a lot of business there, you can get a very knowledgeable answer that can help you make the decision you need to move forward.
What are the pros and cons of this neighborhood?
You have probably heard the 3 rules of Real estate are Location, Location, Location. Each neighborhood has pros and cons that need to be examined, and evaluated. In addition to looking at environmental factors like flood zone, I also like to examine commute times, proximity to services like stores and parks. Don’t forget about schools, and entertainment too! Using a local, experienced Real Estate agent is key to understanding the benefits of your potential neighborhood.
